How We Work With You

A renovation process designed to keep you informed, prepared and in control.

You should know who’s looking after your project, what happens next, what things cost, and where the risks are before they become problems.

Here’s how we take you from the first conversation to a finished renovation.

FROM FIRST CONVERSATION TO FINISHED RENOVATION

Step 1: You reach out, I actually read it

You fill in our enquiry form, your address, the work you’re considering, your timing, your budget range, and what matters most to you in the finished result.

It takes a few minutes, and it means our first conversation starts somewhere useful instead of back at square one.

Then I call you myself. Not a salesperson, not an admin taking a message, but the registered builder who’ll actually run your job, having already read what you sent me.

By the end of that call you’ll know whether we’re the right builder for the work, including if we’re not. And if we are, we’ll book a time to come and see the house.

Step 2: I come and see your house

I come to you, and I’ll want about an hour.

The first part is about you: what you want, how you live in the house, what isn’t working, what you’ve seen elsewhere and liked.

The second part is about the house itself — how it’s built, its era, its construction, the fall of the land, where the services likely run, and how we’d get materials in and rubbish out.

Before I leave, you’ll get an honest read in the room: whether the brief is buildable, where the risk sits, and an indicative range for work like this.

It’s not a quote. It’s a range, given straight, so you know whether to keep going.

Step 3: We draw what you actually asked for

We draw the brief you gave us, not a trimmed-down version, not what we assume you can afford, but resolved into a buildable layout.

You also get 3D renders with your quote, so you can see the space rather than trying to read a flat drawing.

Most people can’t, and shouldn’t have to.

Then we put a real price against it, and most of the time those two things don’t quite meet.

That’s not a failure. That’s most renovations.

So the next conversation is the honest one:

Here’s what you want. Here’s what it costs. Here’s the gap.

You’ve got two levers: more money or less scope. We’ll show you what each one actually buys back in dollars, so you’re choosing with numbers in front of you rather than guessing.

Step 4: We look before we price

This is where you make your first real commitment: a fixed-fee pre-construction agreement.

From that point we stop estimating your house and start investigating it.

We get under the floor and into the roof, confirm what’s actually there rather than what’s usually there, and coordinate whatever consultants your job needs — surveyor, engineer, draftsperson — so you’re not the one chasing three professionals who’ve never spoken to each other.

What you end up with is a complete, coordinated set of documents for your renovation and a price built from what we found, not what we guessed.

That documentation is yours. You paid for it, and you can take it to any builder in Melbourne if you choose to.

We’d rather earn the build on the build than hold your project hostage to keep you.

Step 5: We get you through council

The design becomes a set of documents you can actually build from: working drawings, structural engineering, energy rating, and any reports your site triggers, along with whatever approvals it needs, including planning and building permits.

We prepare the submissions, lodge them, respond to council’s requests for more information, and manage the back-and-forth so you’re not the one on hold.

Approvals are where renovations quietly lose months, almost always because nobody owns the whole process.

We do.

One party accountable for every consultant and every submission, telling you where things stand before you have to ask.

Step 6: A price and contract you can actually read

We price the documented job and put it into a contract that sets out plainly what’s included, what isn’t, and what standard it’s built to.

Alongside that sit your allowances — the items you haven’t chosen yet, each with a real figure attached, so you know your budget before you walk into a showroom.

Then there are provisional sums for the genuine unknowns, each one named and explained rather than saved for a variation.

We’ll walk you through the contract itself before you sign, including the parts that protect us.

Because a client who understands why a clause is there doesn’t feel tricked by it later.

We’d rather have the uncomfortable conversation now, while you can still walk away, than the one that turns up in week six with your kitchen in a skip.

Step 7: We set the job up properly before we start

Before anything begins, we confirm permits and insurances, line up trades, order long-lead items, and brief you on what’s coming and when we’ll need decisions from you.

How firm your dates are depends on the size of the job, and we’ll tell you straight which one you’ve got.

On a bigger renovation, there’s enough runway to order early and book trades ahead, so the programme holds.

On a smaller job, like a bathroom, the start is firm and the finish is an honest range, because things like waterproofing curing or a shower screen taking three weeks to arrive can’t be rushed no matter how much anyone wants them to be.

We’d rather give you a real start date and an honest range than a completion date we quietly know we can’t keep.

Step 8: Selections

Coming soon — this step is still being developed.

We’ll add the selections process here once the final content is confirmed.

NO BLACK BOX. JUST A CLEARER WAY THROUGH.

You’ll know what happens next, what it costs, and where the risks are before they become problems.
