FULL HOME RENOVATIONS

ONE HOUSE. ONE PLAN. ONE BUILDER ACCOUNTABLE FOR THE WHOLE THING.

A full home renovation is a different proposition from changing one or two rooms. . There are more decisions, more trades, more moving parts and more opportunities for one thing to affect another. That's why we don't treat it as a collection of individual rooms. We look at the house as a whole — how it works now, how you want it to work, what's worth keeping, and where your money will make the biggest difference

01

START WITH THE HOUSE YOU ACTUALLY HAVE

Older Melbourne homes have history.

They've been altered, repaired, extended and lived in for decades. What's behind a wall isn't always what you'd expect, and the original layout may not make sense for the way you live today.

Before we start talking about finishes, we want to understand the building.

Its construction. Its age. The existing services. The site. The things that may create risk once work begins.

The better we understand the house before construction, the fewer assumptions we're carrying into the project.

02

THINK ABOUT THE WHOLE HOME, NOT JUST THE ROOMS

A full renovation gives you the opportunity to solve problems that have built up over time.

Maybe the kitchen is disconnected from the living areas. Maybe the bathroom is in the wrong place. Maybe there's not enough storage, natural light or usable space.

Instead of fixing each problem independently, we look at how the spaces work together.

The goal isn't to renovate everything simply because you can.

It's to work out what the house actually needs.

03

SEE THE RENOVATION BEFORE CONSTRUCTION STARTS

Once your brief is resolved into a buildable layout, we provide 3D renders with your quote.

You can see how the proposed spaces will look and feel before construction begins.

That makes it easier to understand the layout, proportions, finishes and relationship between rooms without having to interpret everything from a technical drawing.

You should know what you're agreeing to before the tools come out.

04

WE INVESTIGATE BEFORE WE COMMIT

A full home renovation can hide plenty of unknowns.

That's why our process includes proper investigation before the final price is established.

We get under the floor and into the roof where necessary, confirm what's actually there, and coordinate the consultants the project requires.

Surveyors. Engineers. Draftspersons. Other specialists where the house or project calls for them.

You shouldn't have to coordinate three professionals who've never spoken to each other.

We do that.

05

THE PRICE IS BASED ON WHAT WE FOUND

Once the documentation is complete, we put a real price against the documented job.

That means your contract sets out what's included, what's not included and the standard the work is being built to.

Your allowances are given real figures. Genuine unknowns are identified as provisional sums and explained.

And if the design and budget don't line up, we show you the gap.

You have two levers: more money or less scope.

We'll show you what changing the scope actually buys back in dollars, so you're making the decision with numbers in front of you rather than guessing.

06

WE GUIDE THE DECISIONS

A full renovation can involve hundreds of decisions.

You shouldn't have to make all of them at once.

We'll guide you through selections in the order they need to happen, with recommendations attached.

Tiles, tapware, stone, cabinetry, hardware, finishes and all the details that eventually make the house feel like yours.

It's your home and your money, so the final decision is yours.

Our job is to make sure you're never left wondering what we'd do.

Cabinetry     Hardware    Finishes

07

COUNCIL SHOULDN'T BECOME YOUR SECOND JOB

A full home renovation may involve planning and building approvals, engineering, energy ratings and other reports depending on the property and scope.

We coordinate the required documentation, prepare the submissions, lodge them and manage the back-and-forth with council.

One party accountable for the process means you're not left chasing consultants to find out what's happening.

We'll tell you where things stand before you have to ask.

08

WE PREPARE PROPERLY BEFORE THE SITE OPENS

Before construction starts, we confirm permits and insurances, line up trades, order long-lead items and brief you on what's coming.

We'll also tell you when we need decisions from you.

The more that can be resolved before the site opens, the more predictable the build becomes.

And because a full renovation is a bigger project, we'll be straight with you about the programme and which dates can actually be held.

09

WHILE WE BUILD, YOU KNOW WHAT'S HAPPENING

Once we're on site, you'll receive an update from us every week, in writing.

Good news or not.

You'll know where the project is up to, what's coming next and whether we need anything from you.

If something unexpected is uncovered, you won't first hear about it on an invoice.

We'll tell you when we find it, explain what it means, and give you your options before a dollar is spent.

10

THE WORK YOU CAN'T SEE STILL MATTERS

A full renovation involves plenty of work that eventually disappears behind walls, floors, cabinetry and finishes.

That's why we check it before it's hidden.

Before a wall closes.

Before waterproofing.

Before tiling.

You may never see most of that work.

That's exactly why it needs to be right.

11

YOUR HOME IS TREATED AS YOUR HOME

A full renovation means our team will be in your home for a significant period of time.

We understand that.

Our trades are people we've worked with for years. We've seen their finished work and, just as importantly, we've seen how they behave when something goes wrong.

We choose people we'd be comfortable having in our own homes.

Your house is still a house at the end of each day, not just a building site.

12

WE'RE STILL HERE AFTER YOU'VE MOVED BACK IN

Finishing the build isn't where our relationship ends.

Your first year of SavvyCare is included in the price of your job.

We book return visits at three, six and twelve months.

About two weeks before each visit, we'll contact you, send our inspection checklist and ask for yours.

Then we come back and go through both.

The twelve-month visit is a proper inspection. A full year gives the house time to move, shrink, settle or reveal anything that needs attention.

That's why we come back.

A FULL RENOVATION SHOULD MAKE THE WHOLE HOUSE WORK BETTER

The point isn't simply to make every room look new.

It's to make the house work better as a whole.

Better flow. Better storage. Better use of space. Better suited to the way you actually live.

And the confidence that the work behind the walls has been thought through just as carefully as the parts you can see.
